Why Are People Buying?

For first-time buyers, the main reasons for buying are pretty clear:

  • Security of owning a home – Owning your own place brings a lot of stability and peace of mind.
  • Independence – It’s a big step towards freedom and personal growth for many.
  • Wanting to live with a partner – Moving in together can often be the perfect reason to buy a home.

For home movers, their reasons are a little different:

  • Needing more space – Whether it’s for a growing family or just more room to breathe, this tops the list for home movers.
  • Wanting a garden or outdoor space – With outdoor living becoming more important, having access to green space is high on the list.
  • Being closer to family – Family ties are strong in Northern Ireland, and many home movers want to live nearer to loved ones.

Where Are People Looking to Buy?

When it comes to locations, buyers have some clear preferences:

First-time buyers are looking at:

  • Belfast (39%) – The capital is a favourite for those wanting city life, more job opportunities and a vibrant social scene.
  • Antrim & Newtownabbey (28%) – This area offers affordability while still being close to Belfast.
  • Lisburn & Castlereagh (24%) – Suburban living with great transport links makes this area ideal for first-time buyers who want a bit of both.

For home movers, the top spots are:

  • Lisburn & Castlereagh (17%) – A family friendly area with lots of amenities, making it a hit with home movers.
  • Belfast (16%) – Some movers stay in the city but seek out larger homes or new neighbourhoods.
  • Ards & North Down (13%) – Known for its coastal charm, this area is ideal for those looking for a more relaxed lifestyle.

What Kind of Homes Are People Looking For?

When it comes to property types, there are some clear preferences:

First-time buyers are looking at:

  • Detached homes (38%) – It’s surprising, but a lot of first-time buyers are aiming for a detached property.
  • Semi-detached homes (31%) – More affordable and still spacious, this remains a popular choice.
  • Bungalows (9%) – A smaller group of first-time buyers prefers the ease of single-floor living.

For home movers, the preferences are:

  • Detached homes (60%) – Most home movers want to upgrade to a detached home for that extra space and privacy.
  • Bungalows (17%) – Bungalows are growing in popularity, especially for families or those seeking a more accessible home.
  • Semi-detached homes (13%) – Although not the top choice, semi-detached homes still attract some movers who want practicality and affordability.

What Does This Mean? 

The trends show that first-time buyers are mainly focused on gaining independence and finding security, with many drawn to the urban hustle of Belfast and its nearby suburbs. Home movers, on the other hand, are more focused on finding space for their growing families or moving closer to relatives, with a strong preference for larger detached homes.
