Opportunity Site 3: The former UNIFI site is a brownfield site where regeneration is sought through appropriate sustainable uses.

Policy LK-OPP-3: It is a policy of the Council to –  (i.)  Support the principle of the following development types on Opportunity Site 3, subject to compliance with all relevant policies and standards contained in this plan and the CDP.

• Employment and commercial use

• Car showrooms

• Medical-related facilities/services

• Leisure use

• Sports (except sports retail)

• Wholesale warehousing

• Bulky goods retail warehousing; and

• Residential use (over a maximum area of 2 hectares on the site’s eastern side and only in locations outside of the potential flood risk area, as identified in the Strategic Flood Risk Assessment that informs this Plan).

(ii.)  Require the submission of an appropriately detailed Flood Risk Assessment with all proposals for development on Opportunity Site 3.

(iii.)  Retain and protect the existing belt of mature trees that runs generally from the south-eastern corner of the former Unifi ‘plant 2’ building to the Kiltoy Road.  approximately 2km from Letterkenny Town Centre and 50km from Derry City Airport.

The site is surrounded by many well-known large manufacturing companies such as Vertiv (E & I Engineering), Zeus Industrial Products Ltd, Optibelt Urethane Belting Ltd and MediSize Ireland Ltd with a range of neighbouring Multinational service companies Tata Consultancy Services, SITA, Optum Ireland and KN Circet Design Hub.

Local retailers like Grove Furnishings, Watson Hire, City Electrical Factors, Homeland and Mr Price also have a presence.

 

LETTERKENNY

Letterkenny is the retail hub of County Donegal with many well-known High Street stores having a presence such as Marks & Spencer, TK Maxx, Argos & Homebase.
