Located just outside Foxford, between the stunning Callow Lakes and Lough Muck, the site boasts direct water access to Lough Muck and uninterrupted panoramic views of the rolling countryside. Ireland West Airport is less thank 20km from the property and the towns of Ballina and Castlebar are within a 25 minute drive.
Originally built using Insulated Concrete Formwork (ICF), the structure offers a robust and energy-efficient foundation for completing a spacious, modern home. With work already underway, the property presents a fantastic chance for a self-builder or developer to finish the project to their own specification.
The house layout suggests an expansive family home or a high-end retreat, with a striking central chimney feature and vaulted ceilings hinting at dramatic open-plan living spaces.
A long private entrance leads to the site, which offers total seclusion while still being within easy reach of Foxford and the surrounding amenities.
With the hard work already started, this is a dream project for a builder, investor, or anyone seeking a self-build in an idyllic location.
Viewing strictly by appointment.

Foxford is a village 16 km south of Ballina in County Mayo. It stands on the N26 national primary route from Swinford to Ballina and has arailway station served by trains between Manulla Junction and Ballina. Foxford developed around the eponymous Woollen Mills which have been producing the famous Foxford blankets since 1892. Situated between the Nephin and Ox Mountains, the village lies on the River Moy, a salmon-fishing river, and close to Loughs Conn and Cullin, which have some brown trout fishing.
